WA Electrical Industry Update: New RCD Requirements for Rental Properties (2025)

The Western Australian Government has introduced a significant update to residential electrical safety regulations. As of October 1, 2025, all rental properties must have Residual Current Device (RCD) protection on every final sub-circuit, marking a major step forward in tenant safety compliance.
What’s Changed?
Under previous legislation, landlords were required to install at least two RCDs protecting the power and lighting circuits. The revised regulations now require RCD protection on all final sub-circuits, including those supplying hard-wired appliances such as ovens, air conditioners, and electric hot water systems.
Key Requirements:
All rental properties must be fitted with RCDs protecting every final sub-circuit.
This applies to both new tenancy agreements and lease renewals beginning on or after October 1, 2025.
All work must be carried out by a licensed electrician, with a valid certificate of electrical compliance provided.
Penalties for Non-Compliance:
Failure to comply may result in fines of up to $15,000 for individuals and $100,000 for corporations, as enforced under the amended Electricity Regulations 1947 (WA).
